Wilson, New York Adorable Waterfront Cottage
56 Sunset Island Rd., Wilson, New York 14172
------------------
Wilson is a mellow resort town on the banks of Lake Ontario in Upstate New York, between Niagara Falls and Rochester, and it is the setting for this darling waterside cottage with three bedrooms, one bath, 888 square feet and 10 feet of water frontage. Built in 1900, it has an asking price of $165,000.
The home is actually on Sunset Island, the small island across the harbor from the main village, and it has a tan vinyl siding exterior and a small front deck with a canopy. Lush landscaping surrounds the property. The floating dock is just a few feet away.
The front door opens into a lovely blue sunroom with water views. Beyond that, the blue living room has vaulted ceilings and wood/laminate plank flooring. Windows, small and large, are all around. Six skylights, too. A dining area is toward the rear of the home.
Tile flooring, wood paneling, white cabinets, white appliances and off-white countertops adorn the country kitchen.
The bath has a white theme and a walk-in shower. Two bedrooms, one green and one blue, are on the main floor. The third is in the loft.
The cottage is seasonal with electric wall heaters for spring and fall. Air conditioning keeps it cool in the summer. High speed internet is available. Most furnishings stay, as does the small aluminum boat attached to the dock.
No cars are allowed on the island, so a boat is generally necessary (a spit of land connects the island to the village and has a path that is sometimes visible/walkable).
There is no HOA fee.

Wilson, New York:
Along the shores of 470,000-acre Lake Ontario in Upstate New York, the sleepy little village of Wilson (population 1,200) makes its home. It sits in a farming region dotted with cherry orchards, corn fields and vineyards.
Wilson's population swells in the summer, as vacationers from around the region come to enjoy the lakeside lifestyle. Marinas, eateries, yacht clubs and fishing charter companies outline the pretty harbor. Fishing is particulary good here, with bass, trout and salmon plentiful.
Sunset Island sits opposite the harbor. Primarily accessible by boat - a footpath is sometimes available - it is generally a part-time destination with seasonal homes and an unmanned convenience store with a library. The island was also once home to grand hotels that have since been lost to time.
