------------------
New Albany sits next to the Tallahatchie River in northeastern Mississippi and is the setting for this rustic-on-the-outside, nice-on-the-inside lakefront single family home for sale. It has three bedrooms, two baths, 1,524 square feet, nearly two acres of land and was built in 1977. The asking price is $300,000.
The property is along Tate Lake, a private lake, and sits on a wooded lot. The exterior is dark and faded wood with a sprawling deck overlooking the water.
Inside, the ceilings are cathedral with exposed beams; the floor is hardwood, and the walls are yellow and tan with wood trim. A massive brick fireplace with a woodburning stove in the living room is framed by large windows on either side.
The kitchen has a tile floor, granite countertops, white appliances, white cabinetry and an exterior door to a covered breakfast porch. The pantry has room for extra food and a washer and dryer.
Both downstairs bedrooms have a semi-barrel ceiling and a window. One has a charming desk alcove. A walk-in shower is in the downstairs bath.
Upstairs are the third bedroom and a study, each with a door to a separate balcony. The large upstairs bath features a tub and shower.
A long wooden boardwalk leads to the lake. About half way down is a small deck, a perfect place for coffee or lunch. At the end of the boardwalk is a pier and a swimming/boat dock with a ladder into the water. The home also has a separate workshop building.
There is no HOA fee.

New Albany, Mississippi
Along the Tallahatchie River in northeastern Mississippi, about 90 minutes southeast of Memphis, Tennessee, growing New Albany (population 9,000) has been named one of the South's best small towns and one of Mississippi's coolest towns. It is also the birth place of writer William Faulkner.
The downtown is small but home to boutiques and awning-draped eateries, such as Ciao Chow, a southern cooking Italian restaurant. The Vintage Market has a soda fountain and gits.
New Albany is the ending point for the Tanglewood Trail, a 44-mile-long biking and walking trail, and the library has a free bicycle check-out system for anyone who wants to take a ride along the path. Northeast Mississippi Community College has a small campus in New Albany. Neighborhoods are safe, leafy and rural with ranch ramblers on large lots.
