About 90 minutes inland from the scenic Maine coast, Leeds sits along beautiful Androscoggin Lake and is the site of this lakefront single family home for sale. It has two bedrooms, one bath, 528 square feet and was built in 1930. The asking price is $225,000.

The property has a wooded, nearly one-acre lot, a red exterior with green trim and a large wooden deck overlooking Island Pond, roughly five miles south of Androscoggin Lake.

Steps from the deck lead down to the water, about 10 feet away, and a private boat dock extends into the lake. The home includes 160 feet of waterfront and comes furnished.

Inside, the flooring is pine wood planking; the walls are gray/blue, and the ceiling is vaulted with exposed beams. Windows with lake and forest views are all around.

The kitchen has blond wood cabinets, white countertops and white appliances. A shower is in the bath, which probably needs some remodeling. Each bedroom has room for a double bed (bunkbeds are currently in one bedroom).

The home has a drilled well, a full septic system, electric heat, air conditioning and a firepit.

There is no HOA fee.

Leeds, Maine:

Leeds (population 2,400) sits along the Androscoggin River and beautiful, 3,825-acre Androscoggin Lake in southern Maine, about 90 minutes from the coast and Camden (one of New England's cutest towns) and just 30 minutes from Augusta, Maine's capital. Similar to a lot of towns in rural Maine, Leeds is quiet, safe and down to earth.

Much of life revolves around the outdoors, with camping, fishing and canoeing favorite pastimes. Androscoggin Riverlands State Park is just south of town and is a great spot for hiking, biking and snowmobiling.

Homes sit on large, wooded lots and often double as offices for veterinarians, insurance agents, etc. Camp Tekakwitha, the only entirely French-speaking summer camp, is here, too.
