Gardiner is in south central Maine, about an hour inland from the scenic coast, and it is the locale of this darling riverside, part-time (summer) single family home for sale. It has one bedroom, a privy, 624 square feet, 200 feet of water frontage and was built in 1976. The asking price is $165,000.

The property sits on nearly three quarters of an acre of beautiful wooded land and is about 25 feet from the Cobbosseecontee Stream, a river-like offshoot of the mighty Kennebec River.

The exterior is blue and white, and a boardwalk off the front porch leads to the crystal clear water. Neighbors are few and far between.

Inside, the floors are shiny wood laminate, and the walls are tan with white trim. The drop down ceiling is white.

The kitchen has blond wood cabinets, beige countertops and white appliances. Sliding glass doors off the kitchen exit to the large screened porch overlooking the water.

In the bedroom are green walls and two windows, one facing the river. The privy (outhouse) is about 20 feet from the small back deck. A little storage shed is close to the privy.

The home's electricity comes from a solar panel/battery system and a generator. A propane hot water heater warms the outdoor shower (and the river is always open for bathing when using eco-friendly soap).

There is no HOA fee.

Gardiner, Maine:

Gardiner (population 6,000) sits along the Kennebec River in south central Maine, about 10 minutes south of Augusta (the state capital) and an hour west of the coast. It dates from the 1754 and today has a charming downtown with red brick sidewalks and beautifully restored historic buildings that house locally-owned specialty shops, microbreweries, a co-op, creameries, galleries, studios and eateries. In fact, the entire downtown is listed on the National Register of Historic Places.

The fun farmers' market is the place to buy fresh produce and fresh fish, while the monthly ArtWalk is an opportunity to meet the numerous artists and musicians who call Gardiner home. The Johnson Hall Free Waterfront Concert Series draws a lively crowd to the lovely waterfront every Friday night during the summer.

Homes sit on wooded lots and often double as offices for veterinarians, insurance agents, etc. Architectural styles include Cape Cod, farmhouse, First Period, saltbox and more.
