Monroe Point is a waterfront town home development in Colonial Beach, Virginia. It is named afer President James Monroe and is designed so that nearly every home has a view of pretty Monroe Bay. Building started in the late-2000s, and 80 or 90 homes are here so far.
Although this is an all ages community, it has a few models and floor plans that appeal to baby boomers and retirees. The Monroe is a ground level unit with all living spaces on the entry level. The Potomac also has a ground level master suite with the kitchen and living rooms on the main floor as well. The Mountain View has an upstairs, but the master bedroom is on the first level. Each home has an attached one car garage. Exteriors are muted greens, blues and grays.
Prices start in the high-$100,000s to low-$200,000s. Please verify this with a Realtor. The HOA fee is about $100 per month.
Residents enjoy a marina and direct water access. So far, the community has more than 50 boat slips available for both power boats and sailboats. A nice walking path makes its way through Monroe Point and along the water. A clubhouse and a pool are on the drawing board. Shops and a restaurant are across the street.
