Casual 55+ Manufactured Community of Lake Mountain Estates in Boulder City, Nevada Boasts Lake Mead Views and Low HOA Fees

The only 55+ community in Boulder City, casual Lake Mountain Estates has 350 manufactured homes on rugged land. It is on the very northwesten edge of town and to the west of Lake Mead.

As a result, many homes have a lake view, and the lake's proximity is why most people live here. In fact, many a covered driveway has a boat or an RV. Properties were built mostly in the 1980s, so the community feels established. Homeowners own the land on which their dwelling sits so HOA fees are low, about $22 per month. Yards are small and have Xeriscaping (cacti, small bushes and decorative rocks). There are no tall trees. Some homes have an attached garage.

Prices begin in the low-$200,000s, higher than might be expected. This is due to the Lake Mountain Estates' location. Please verify prices with a Realtor as they are subject to change.

Lake Mountain Estates was built in four phases. One phase does not have amenities, but the other three do. They are not extensive but include a small clubhouse and a swimming pool. RV parking is also available.

Nevada:
