Arizona Real Estate Market Trends and Housing Options

Arizona’s real estate market has long been attractive to retirees, offering everything from mountain homes in Flagstaff to desert villas in Scottsdale and more affordable housing in towns like Tucson. While real estate prices have risen in recent years, Arizona remains competitive compared to many coastal markets, making it a desirable option for downsizing homeowners or those relocating from high-tax states.

Real Estate Options

In larger towns or cities, there is a mix of housing styles, including modern condos, low-maintenance townhomes, older ranch ramblers and new Mediterranean-style single family residences. In smaller places, especially those off the beaten path, housing options might include small bungalows, modest ranch ramblers, manufactured homes and cabins.

Though home prices are higher in places like Sedona and Tubac, prices in towns such as Mesa and Green Valley are lower, all of which make Arizona home prices equal to the national median.

Planned Retirement Communities

Planned age-targeted and age-restricted (55+) communities are also an option and are found throughout the state. Many are higher-end, thanks to all of their amenities, but some are still modestly priced.

Sun City outside of Phoenix is one of the oldest and most iconic retirement communities and offers a wide range of amenities, including golf, fitness centers, and recreation clubs. It helped pioneer the active adult lifestyle in Arizona.

Rio Verde Country Club near Scottsdale is a gated community focused on golf and boasts gorgeous desert views.

Quail Creek in Sahuarita near Tucson is a lovely 55+ Robson Resort community and is known for its luxury lifestyle amenities, including: golf, fitness centers, pickleball courts, arts and tech studios, and a dog park.

LeisureWorld in Mesa is an older 55+ community with somewhat reasonable prices, sports courts, a restaurant, a golf course, a fitness center and more.

Long Term Outlook

Arizona has long been a top retirement state and shows no signs of slowing down. From Surprise to Lake Havasu City, housing options are varied and inviting, making it easy to connect with like-minded neighbors and enjoy an engaged retirement.
