Point East, a 55+ Waterfront Community in Aventura, Florida, Has a Bounty of Amenities, Beautiful Views and Reasonable HOA Fees
Point East, a gated 55+ waterfront condominium community, sits on a lake peninsula in central Aventura, Florida. It is comprised of about 30 buildings, each six stories tall, many of which are only separated from the water by a small expanse of grass.
This is not a lavish or high-end community, but it is quiet and comfortable. Built in the mid-1960s, each unit has from 768 square feet with one bedroom and one bath to 1,083 square feet with two bedrooms and two baths. Some units have an assigned garage, but most have an assigned parking space next to a building. Nearly all homes boast a water view.
Prices start at around $100,000 and top out in the low-$200,000s. The HOA fee is about $270 per month. Please verify these prices with a Realtor as they are bound to change over time. Basic cable, grounds maintenance, trash removal and more are included in the HOA fee.
Amenities include a boat slip (extra fee required), five swimming pools, a sauna and a clubhouse with a gym and a bowling alley. Residents enjoy 24-hour security, yoga classes, dance classes, concerts, movie nights, art classes and more. Point East also has a nice paved walking path along the lake. A courtesy bus takes homeowners to nearby shopping (Aventura Mall is just 10 minutes away).

Named Pascua Florida by Juan Ponce De Leon, the Sunshine State did not enter the Union until March 3, 1845. Balmy mild winters began attracting snowbirds to the state in the late 19th century. Retirees continue to flock to the state. It's not hard to see why tourism has become the leading industry.
International trade and citrus are also major contributors to the state's economy. Eighty percent of the nation's oranges and grapefruits are grown here, and 40 percent of all U.S. exports to Latin America flow through Florida.
Florida's landscape includes uplands and coastal plains. It contains more than 11,000 miles of waterways and about 4,500 islands spread across 10 acres.
The state has 1,250 more golf courses than any other state in the Union. The 47 mile Pinellas Trail is the longest urban trail on the east coast. Orlando theme parks attract more visitors than any other theme parks in the U.S. The only place in the world where alligators and crocodiles co-exist is in National Everglades Park.
Florida, particularly the Keys and the Gulf Coast, was struck by Category 4 Hurricane Irma in early September, 2017. Towns will rebuild, perhaps this time with climate change in mind, making them safer and better equipped to handle major hurricanes going forward.
